Akademia City is structured around “the blue meridian” – a local river Patrushikha – that runs across the site from the south-west to the north-east. Along the river, a unique recreational area will be designed - a central park with an area of 65 hectares containing cultural, sports and leisure facilities. The park will also serve as a link between all the main functional zones of the district.

The district is surrounded by forests in the North-East and in the South-East that will permeate into the body of the district by means of green boulevards. Thus, nature will reach out to every courtyard making the district stand out in terms of ecology. Adding to this effect will be trees and lawns planted along all pedestrian routes.

The design of the district is based on the road network having a simple rectangular and cellular structure that allows to optimize the traffic flow and create a comfortable living environment. At the same time, the simplicity of design is accompanied by original architectural solutions. The height of buildings steadily grows from the northern boundary of the district reaching its peak at the central park, from where it begins to decline southwards coming back to its minimum near the forestland. This way, a diversity of the neighbourhoods is achieved – while Akademia City is quiet and cozy in the low houses area near the forestland, it has a lively and highly urbanized downtown and busy adjacent streets, and its housing stock will be able to cater to different tastes.
