The design process has identified the following key conceptual themes for the Sunny Valley Master Plan:

Create a ‘Place’
• A series of destinations to contain live, work and play activities and create a sense of identity and belonging
• Located for the best opportunities for growth, for highest visibility, for best accessibility and as an extension of the city along its western development corridor
Create a ‘Living Spine’
• Connect districts and neighbourhoods to a centre and to the woodland and parkland
• A corridor of activity, with distinct nodes of differing character, and typology
• A linear growth corridor
• Connect with a parkway, punctuated by parkland and woodland interspersed with residential park communities, local and district centres and potentially a regional centre
Connect the Woodland and the Parkland
• Reinforce and prioritise the natural ecological andwoodland systems
• Celebrate and enjoy the close proximity of primeval woodland and man-made parkland
• Interconnect with ‘green fingers’
• Connect the green network and give everyone easy access
Compact and Cluster
• Reduce the ecological footprint of the development by intensifying and densifying development and making it compact
• Cluster essential daily services within a 5-minute walking distance from where people will live to reduce car journeys and engender community spirit (you can talk to someone on the street but not in a car)
• Compact development will also reduce the need for extensive and costly infrastructure
